Project description

The Severna Park Market Center, located in Anne Arundel County, Maryland, included 18,500 square feet of retail space and 13,200 square feet of office space on a commercial zoned property of approximately 2.56 acres.

DFI provided site development Engineering, Surveying and Land Planning services for a commercial complex in Severna Park, Anne Arundel County, Maryland.

The development involved planning the complex around two (2) existing specimen trees that were to remain. DFI planned the site such that it would incorporate the specimen trees into the setting. DFI survey services included preparing boundary and topographic surveys tied to the Maryland State Grid North American Datum of 1983 (NAD 83). The site design included designing the parking areas which provided Americans with Disabilities Act (ADA) compliant access to all retail and office entrances. The site design also provided Storm Water Management (SWM) and storm drainage in a below ground infiltration system, and with bio-retention devices and swales to address water quality. DFI prepared all site construction drawings including widening of MD-Two (2) to provide for acceleration/deceleration lanes and drainage improvements as well as an off-site sewer and water line extensions. DFI designed and permitted complete erosion and sediment control plans through the local Soil Conservation District Office. Additional design included providing forest conservation plans along with site landscape plans. The design process included meeting with the community to incorporate their concerns in the site planning process.
