The Cedar Hill Subdivision project, located in Anne Arundel County, Maryland, is a multi-phase residential project, which includes a mix of single family homes, townhomes and apartments, as well as access to roadways and utility access requirements.
DFI provided Design services of the mix-use residential neighborhood, which is a Planned Unit Development with about 1,300 units. DFI managed the design efforts. Services included preparing final plans, public and private road plans (including two (2) roundabouts), public and private storm drain plans, public water and sewer plans, forest conservation plans, private Storm Water Management (SWM) plans utilizing Environmental Site Design (ESD) practices and grading and sediment control plans. Additional services included Maintenance of Traffic (MOT) plans along with preparing exhibits and expert testimony, obtained grading permits and prepared public works agreements.
DFI coordinated with Colonial Pipeline to obtain permission to cross the pipelines with the roadway, utilities, and storm drain. Additionally, DFI provided field inspection of SWM ponds. including survey, coordination of geotechnical records and prepared pond as-builts. Performed field inspection for Phase One (1) sediment controls, advised contractor of deficiencies and provided the needed correct actions to sediment controls. DFI coordinated with the developer and Anne Arundel County, Maryland's Inspection and Permits (I&P) for changes to sediment control plans to fast track delivery of finished lots. Advised contractor on construction of Americans with Disabilities Act (ADA) parking spaces and ADA access to the clubhouse.
