DFI employs an extremely knowledgeable staff with extensive experience with residential subdivision and land development. DFI has specialized for years planning, engineering and permitting large scale residential subdivisions. Our firm is experienced with planned unit developments, single family townhome duplex and apartment projects. DFI prides itself on designing developments that incorporate the natural environmental features of sites into the design of the communities allowing residents to enjoy features such as forest conservation areas, wetland preservation areas, streams, etc. DFI’s design experience with major subdivisions includes development layout, infrastructure design, environmental remediation plans, recreational amenity planning and landscape architecture design.

Development Facilitators, Inc. (DFI) provided the site engineering, surveying and landscape design services for a 125 lot residential subdivision in Gambrills, Maryland.  The subdivision tract was zoned R-2 consisting of 74 acres of land.  DFI survey services included preparing a boundarytopographic surveys tied to the MD State grid NAD 83 in accordance with the minimum standards of practice for land surveyors.  Additionally, the survey services included preparation and signing, ealing of the subdivision plat of record, surveying of the area needed for an off-site storm drain outfall and preparation of the easement plat and description for the outfall easement.  DFI survey department performed roadway cross sections of burns crossing road for the purpose of preparing road widening plans.  Based upon the field run topographic and boundary services.  DFI prepared a site layout of the residential lots roadways, open space areas forest conservaton and stormwater management, and prepared and processed a sketch plan through the Anne Arundel County subdivision department.  Upon approval of the sketch plan, DFI prepared the final development plans/construction plans which integrated and included lot layout, grading, roadway plan and profile, public water, sewer, storm drain plans, stormwater management plans, forest conservation plans, record plat, and landscaping.  The development included a community pool facility and associated parking.   The landscape plan included landscaping of the parking area, the stormwater management facility and the entrace features.  Site development also included preparing and processing the grading permits, providing survey construction stakeout, and preparing as-built plans of the subdivision for grading, roads and storm drains, and water and sewer.
