Noah’s Landing is a 5 lot minor residential subdivision located in Pasadena, Maryland. The project is an infill subdivision situated on a 2.5 acre parcel of land. The site contains areas of steep slopes, 100 year floodplain, streams and their associated buffers and specimen trees; all of which had to be preserved and incorporated into the lot layout. After delineating and locating the environmental features, a cluster lot layout was created for the site which yielded 5 lots. The project was one of the first to be designed utilizing the environmental site design criteria based upon the new State and County stormwater management criteria. The cluster design allowed for the preservation of the environmental features located though out the site. Stormwater management was addressed by utilizing primarily non-structural credits and practices such as landscape berms, sheet flow to conservation areas, rain gardens and bio-retention areas. In addition to creating an environmentally sensitive development, the project required design and approval of public plans for the extension of water and sewer along with roadway frontage improvements. The unique shape of the site and environmental features required a creative layout and coordination with the County Fire Marshal to provide for adequate turn around area for Fire Department apparatus. The net result of the site design was a “win – win”, preserving environmental features while achieving a density of 5 lots and reducing development costs yet still producing an attractive and marketable end product.
