Development Facilitators, Inc. (DFI) provided the site engineering, surveying and landscape design services for commercial development of the Gambrills Lube Center. The subject site is zoned C4 consisting of 2.22 acres and is situated between the northbound and southbound lanes of MD Route 3 (Crain Highway). DFI was responsible for performing a field run boundary and topographic survey tied to the MD State Grid NAD 83 in accordance with the MD Minimum Standards of Practice for Land Surveyors. DFI also provided final site development plans, grading and sediment control plans, stormwater management plans (attenuation trench designs, pre-treatment structures and grass channel designs) commercial septic design and landscape plans for development of the site with a car wash facility and a separate automotive repair facility. The design included road widening improvement plans to northbound MD Route 3 and securing Maryland State Highway Administration (MSHA) Access Permits and Hydraulic approvals. DFI generated the required traffic control and striping plans for all road improvements. DFI performed the necessary county and state environmental studies and prepared extensive landscape design drawings to secure project approval. DFI also designed, processed and secured the Health Department septic design approval for both the car wash and automotive repair facilities. In addition, DFI designed and sited a water pump house to insure adequate water pressure and fire protection for the site. The site design process included coordination with the building architect to insure ADA site compliance as well as making application and securing building permit approvals. All construction survey stakeouts, including buildings, parking facilities and MSHA road improvements were performed by DFI.
